ABOUT OUR COMMUNITY
The seven Toluca Townhouse HOA's, located in Burbank, CA, were built in the 1960's as some of the first condominiums in the United States. Completed in 1968, TTH7 features 19 townhomes and a sparkling pool. The community is close to the 134 and 170 freeways, Universal Studios, Warner Bros Studios, Disney Studios, New York Film School, and Griffith Park.
A History of Our Property
Reaching back into history, the land our community sits on was granted to Los Angeles councilman Vincente de la Ossa in 1843, as part of the Rancho Providencia. In 1849 de la Ossa sold Rancho Providencia to David W. Alexander, who later sold the land to David Burbank in 1867. Burbank combined Rancho Providencia with his other properties, Rancho Cahuenga and Rancho San Rafael, to create a nearly 9,000-acre cattle ranch. In 1886 Burbank sold the land to the Providencia Land, Water & Development Company, of which he was on the Board of Directors. In 1892 the land was subdivided for sale. By 1941 Columbia Pictures had acquired the land and it was used as a backlot and ranch property by the studio, in conjunction with what is now the Warner Bros Ranch across Pass Ave. By 1961 the next owners Barclay-Pearson Co. Inc., began subdividing the tract into what is now the seven Toluca Townhouse communities and The Brownstones. Our lot was further subdivided into its current configuration in 1968 and the units were ready for sale later that year.
